Project Development

Residential and commercial construction projects fall into many different sizes and categories. Regardless of the project scope, all follow a similar design and construction progression. We've briefly described this progression to help you understand the process and what to expect from working with Newberry Architects.

Assessing Your Needs
Before beginning, consider your needs and clearly establish what you want in a new home or office. The more thought you give to the project at this stage, the easier it will be to move forward later. If you know you're ready to begin, but can't get a grasp on the parameters (size, budget, location, style, etc.), discuss this with us and we'll work through the process together.

Project Initiation & Agreement
The first step in any project is to put together a team of professionals who will help you build the project of your dreams. Begin by interviewing Newberry Architects and at least one other architecture firm. Focus on quality of work, references, accountability, your comfort level with team members, and good communications.

After you make your decision, negotiate a written contract that clearly lists all services to be provided for the agreed upon fee. You should also be clear about which services can be provided for additional fees. When your contract has been finalized, design services can begin.

Architectural Design Services
The next major phase in the progression of a project is the grouping of architectural design services. Depending on the project size, this phase may be broken down into many sub-phases, including:

  • Pre-Design & Planning (Includes a feasibility study to document existing conditions and establishes a program of design requirements.)
  • Schematic Design
  • Design Development
  • Construction Documents

Bidding & Negotiation
Newberry Architects will assist you in interviewing potential contractors during the bid process. We will also complete the bid forms that describe the project and outline the conditions for submitting bids.

As your architectural design representative, Newberry Architetcs observes the construction process to ensure that the aesthetics of the design documents are being followed. It is the responsibility of the general contractor to oversee the means and methods of construction. Upon substantial completion, Newberry Architects reviews the contractor's work to ensure that the design has been completed as drawn and specified. Any items not meeting the requirements are compiled into a "punch list" that must be completed before project closeout and final payment.

Post Construction
After construction is completed and you've moved in and are using the property, you may call on Newberry Architects to schedule or coordinate a one-year warranty review and project updates, as your needs evolve.
